I highly recommend Ellingwood Pro for home purchase inspections. They did a very thorough job inspecting a home we were interested in purchasing. After a complete inspection, the inspector met with us to review all of the findings. Each component was discussed. Where there was evidence of a deficiency, suggestions were made for repairs or updates. All of our questions were answered. Following the inspection, a thorough report with photos was provided. We used this information to negotiate with the sellers to fix certain items or give us a credit toward repairs. This allowed up to make an informed purchase and feel confident about the condition of the home. ~ Dawn J

I called to get advice on installing spray foam in my attic. I was concerned about how that might affect a home inspection when I sell my home (some day in the future). I forgot the inspectors name with whom I talked with, but he provided outstanding advice on how an inspector would conduct an inspection. If you take pictures before the installation to show that the structural integrity has no defects or issues, spray foam will not be an issue when it comes time to inspection (provided the foam installation is up to code). He also provided useful information on how best to document home improvements and keep records for a home inspector. A very helpful conversation. ~ John D

I worked with Ellingwood Pro to get photography completed for my house in Winchester, Virginia after I had a home inspection completed with the company. Samantha was very helpful getting the session scheduled and working with me to reschedule due to the snow. Joey completed the photography session. He did an amazing job and captured not only the beauty of my home but the surroundings as well. Joey also made an adjustment in his schedule to ensure that the picture were taken before expected rain. We had a very good experience with Ellingwood Pro! They arrived at the property early, and were ready to work immediately. They took their time inspecting the entire home, top to bottom, inside and out, and were thorough with their analysis. They provided verbal explanations of the functions of many of the inspected items, and made sure we were aware of any missing or insufficient items. The full report for the inspection was provided a few hours after the walk through was completed, with thorough notations, explanations, and evidence. I'm a real estate agent and one of my buyer's ratified a property on the week of Thanksgiving. I was purchasing a new Lu built home. On one level, I felt that the builder would catch everything. BUT I wanted to be sure. Len was great. Extremely professional and responsive to any questions that we had prior to the inspection. It was easy to request an inspection date and make payment all online. As far as the inspection itself, Len walked us through every inch of the house and pointed out what he had found and then took the time to explain everything to us.
